Cheapest Place To Live In Lagos

While buying a plot of land or renting an apartment at Victoria Island, Banana Island, and Lekki will cost you an arm and leg, doing the same thing in any of the neighbourhoods we mentioned in this post is affordable. 

In fact, the only problem you’ll have in terms of cost when getting an apartment at any of these locations is the price of transportation. And this will only apply to you if you are working on the Island and need to commute to work. Other than that, living in these places shouldn’t hurt your pocket.

Without further ado, this is the cheapest place to live in Lagos. 

1. Badagry

Currently, Badagry has proven to be the cheapest place to live in Lagos. It being far removed from Lagos Island is another contributing factor to why it is a cheap place to reside in this city.

At Badagry, the average price of getting a standard 3-bedroom flat is about N400,000, while the cost of a one-bedroom apartment is about N170,000. Buying an empty piece of land here is also relatively affordable, however, you should work with a trustworthy agent so that you don’t get scammed.

Popular areas within the Badagry axis are Agbara, Mowo, Oko-Afo, Aradagun, etc. This place is one of the most budget-friendly areas you can stay in Lagos.

2. Ogba

Ogba is a popular area in Lagos State. It is situated 5 kilometres west of Ikeja and is occupied by low-income earners. Ogba is the ideal location for government workers, due to its proximity to other major neighbourhoods in this city.

This area is at the centre of Lagos Metropolis, which allows residents to easily access the state’s transport service systems. To rent an apartment here requires extensive research and an intelligent agent. A 3-bedroom apartment at Ogba can cost N300,000 and above.

3. Ojo

Ojo is another of the cheapest places to live in Lagos it’s not too far from the Island or Badagry. Ogba is on sure place in the state, where you can find affordable homes for rent.

If you are working with a tight budget, Ojo is an ideal location to check out. Note, however, that this place doesn’t have many nice roads or consistent electricity. Prices of apartments include – 3 bedroom flat for N300,00 and N400,000, 2 bedroom is N200,000 and one-room self-contained is N150,000.

4. Apapa

Apapa is a local government area located to the west of Lagos Island. It is famous for its industrial site, but it also has some residential areas. Apapa is also known for the Apapa Seaport, and for housing the offices of numerous shipping, clearing, and transportation companies.

This area is one of the most affordable places to live in, with rent going for an average of N300,000 – N350,000 for a 3-bedroom flat and N190,000 for a 2-bedroom or one-bedroom flat.

5. Igando-Ikotun Axis

The Igando-Ikotun Axis is part of the Alimosho Local Government Area of Lagos. It is also regarded as the cheapest place to live in Lagos for business owners and corporate workers.

To rent a good house in Igando-Ikotun, set aside about N300,000 – N350,000 for a 3-bedroom, N200,000 for a 2-bedroom, and 150,000 for a one-room self-contained. The only downside we see with living in this area is the heavy gridlock you’ll face every morning while going to work.

6. Mushin

Mushin might be a cheap place to live in this city, but it is not the safest area if you are a newbie in Lagos. When you live here, you must keep your head on a swivel, so that you won’t be hoodwinked by just anybody who caught you unawares.

This place is often referred to as a Ghetto and finding a standard apartment for a working-class Lagosian with all the basic amenities complete may be a tad difficult.

Other than that, you may brave Mushin if you are certain that is a neighbourhood you can comfortably stay in. But if you can’t, then don’t even try it.

7. Ikorodu

Last but not the least on our list of the cheapest place to live in Lagos is Ikorodu. This neighbourhood is getting a massive influx of people because of the low fees placed on rented apartments.

If you want somewhere to buy a piece of land or rent an apartment, Ikorodu is the ideal place to do so. Although the majority of Lagosians overlook this area because it is still developing, other smart ones are grabbing the opportunity it provides to live on a low budget while earning a large income.

Please note, that the prices we gave for some of them are approximate for what different types of apartments will cost in those places. Also, keep in mind that Landlords in Lagos often inflate the prices of rent depending on the location and quality of the apartment.

Finally, there are other areas within this state that provide affordable house rents. However, the ones listed are the cheapest you can find.
